What Roof Rejoov actually is

Roof Rejoov is a soy and plant-derived maltene restoration product applied by spray to asphalt shingles. Maltenes are the oily, flexible components of asphalt. When asphalt shingles are new, they contain roughly 50% maltenes, which keep the shingle soft, flexible, waterproof, and able to self-seal. Over time, UV light, heat, and oxidation evaporate maltenes out of the asphalt, leaving behind the harder asphaltene fraction. That is why old shingles are brittle, dry, and crack when you bend them.

Rejoov replaces those lost maltenes with plant-derived equivalents that penetrate into the asphalt rather than coating the surface. The result is a shingle that recovers some of its original flexibility and waterproofing. It is not paint, not a coating, and not a sealant. It is a chemical restoration of the asphalt itself.

The science, without the marketing

Asphalt is not one compound. It is a mixture of heavy molecules (asphaltenes) and lighter oily molecules (maltenes, which include resins, aromatics, and saturates). Fresh asphalt shingles are flexible because the maltenes plasticize the asphaltenes. As maltenes evaporate, the ratio shifts toward asphaltene-dominant, and the shingle behaves more like a brittle solid than a flexible waterproof membrane.

  • Granule loss is moderate (not bald spots, not fresh)
  • No active leaks
  • No missing, cracked, or severely damaged shingles

Not a candidate

  • Roofs with hail damage, wind damage, or missing shingles (replace, don't restore)
  • Roofs with active leaks (fix the leak first, then evaluate)
  • Roofs over 20 years old with structural wear (past the point of restoration)
  • Tile roofs (Rejoov is for asphalt, tile has different failure modes)
  • Metal roofs (no asphalt to restore)
  • Flat or low-slope commercial roofs (different chemistry, different products)
  • Brand new roofs (no value, they are not aged yet)

Here is the honest part. Rejoov is not magic. It does not make an old roof new, and it does not double the lifespan. Realistic results based on independent testing and real-world Texas applications:

  4. Curing. The product cures within a few hours and becomes rain-safe. Full cure is 24-48 hours.
  5. Cleanup and final walkthrough. Applicator cleans landscaping, checks drift, and confirms coverage.

FAQ

Is Roof Rejoov the same as a roof coating?

No. A roof coating (silicone, acrylic, or elastomeric) sits on top of the roof as a membrane. Rejoov penetrates into the asphalt itself. Coatings are not appropriate for residential asphalt shingles. Rejoov is.

Does Roof Rejoov affect my shingle warranty?

Most asphalt shingle warranties are effectively expired by the time Rejoov makes sense (12+ years in). Check your specific manufacturer warranty before applying. For newer roofs, Rejoov is rarely the right call anyway.

Can I apply it myself?

The product is only sold to trained applicators. Application requires specific equipment and technique to avoid over-saturation, drift onto landscaping, and uneven coverage. DIY is not an option.

How soon can I get another application?

A second application is typically possible 5-7 years after the first, if the roof is still in candidacy condition. Some homeowners chain two applications for 10-15 years of total extension before replacing. Others use one and then replace.

Is this covered by insurance?
