The realistic timeline for a Katy roof replacement
Most homeowners think a roof replacement is a multi-week production. The install itself is fast — the longer part is everything before and after. Here's what the full process actually looks like.
Phase 1: Inspection and quote (1-3 days)
After you call, we schedule an inspection within 24-72 hours depending on weather and our current queue. A thorough inspection on a Katy home takes 30-60 minutes: we measure the roof, check decking condition through the attic when possible, photograph all penetrations and flashings, and document anything suspicious. You get a detailed written quote within 24-48 hours listing shingle brand, underlayment, flashing scope, warranty tier, and a decking allowance in case we find rot during tear-off.

Phase 2: Contract, material order, and scheduling (3-10 days)
Once you sign the contract, we order materials from our supplier. Standard shingle colors (weathered wood, charcoal, barkwood, driftwood, pewter) are usually in stock and deliver within 2-4 business days. Specialty colors, Class 4 impact lines, premium designer shingles, or full cool-roof variants can take 5-10 days. Metal panels are custom-cut and can take 7-21 days.
We schedule the install for a window of good weather. In Katy, that sometimes means watching the forecast carefully during peak storm season (March-May and August-October). We will not start a tear-off if the forecast shows significant rain in the next 48 hours.
Phase 3: Install day (1-4 days)
Here's what actually happens on install day.
Single-story Katy home (typical Old Katy, Memorial Parkway area)
- Day 1 - 7:00 AM: Crew arrives with dumpster, protective tarps, and materials. Tarps go down over landscaping, pool equipment, and AC units.
- 7:30 AM - noon: Tear-off begins. Old shingles, felt, and flashing come off. Decking gets inspected as it's exposed.
- Noon - 4:00 PM: Any bad decking sheets get replaced. Synthetic underlayment rolls on. Ice-and-water goes on valleys and penetrations. Drip edge and starter strip get installed.
- 4:00 PM - 6:00 PM: Field shingles go down, usually from eaves up.
- Next morning - noon: Finish field shingles, install ridge caps, install pipe boots and new flashing, ridge vent.
- Afternoon: Final cleanup. Magnet sweep of yard, driveway, grass, and flower beds for nails. Dumpster hauled. Final walkthrough.
Simpler single-story roofs wrap in 1 day. Most finish in 1.5-2 days.
Two-story Katy home (Cinco Ranch, Cross Creek Ranch, Firethorne)
- Day 1: Tear-off all slopes. Decking inspection and replacement.
- Day 2: Underlayment, ice-and-water, drip edge, starter strip, begin field shingles.
- Day 3: Complete field shingles, flashing around chimneys, skylights, and wall transitions.
- Day 4: Ridge caps, ridge vent, final cleanup, magnet sweep, walkthrough.
Most two-story Katy homes finish in 2-3 days. Complex roofs with multiple gables, turrets, dormers, and steep pitches can hit 4 days.
What can delay a roof replacement
Weather
This is the #1 delay in Katy. We won't tear off a roof if afternoon thunderstorms are forecast, and during peak summer that can push jobs a day or two. We track radar constantly during install days and have tarping protocols ready if a pop-up storm surprises us.
Decking surprises
On homes that have had slow leaks for years, we sometimes pull old shingles and find 15-40 sheets of rotted decking. That adds 3-8 hours and $1,500-$3,500 to the job. This is rare on healthy roofs (we replace 0-3 sheets on most) but common on homes that have been leaking under a failing shingle roof for a long time.
Material backorders
Most standard colors ship within 2-4 days. But specialty colors, Class 4 impact lines, or accessory components (ridge vents, custom flashings, skylight kits) occasionally run 1-2 weeks. We tell you upfront if your selection has lead time risk.
HOA approval
Many Katy HOAs require color approval before install. That takes 3-10 days. Cinco Ranch, Cross Creek Ranch, Firethorne, and Cane Island all have architectural committees. We'll help you submit, but you hold the relationship with the HOA.
Insurance claim timing

How to prepare your home for install day
Roof replacement is loud, messy, and shakes the house. Here's what to do the night before.
Outside
- Move your cars out of the driveway. Park on the street or in the garage so the crew can stage materials and the dumpster.
- Cover your pool. Tear-off debris, nails, and granules will end up in the water otherwise. A simple mesh or solid cover does the job.
- Protect your AC condenser. The crew will tarp it, but you can add a piece of plywood or a tarp on top as extra protection. Falling debris can bend condenser fins.
- Move outdoor furniture, grills, and potted plants 15+ feet away from the house.
- Take down anything fragile attached to exterior walls — wreaths, wind chimes, string lights. The hammering vibration can loosen them.
- Remove vehicles from the garage if the garage is under a roof plane being worked on. Vibration can knock dust down.
- Trim back tree branches overhanging the work area if you haven't already.
Inside
- Take framed art and mirrors off walls in upstairs rooms directly under the work. Hammering vibration travels through the structure.
- Cover attic contents. When shingles come off, dust and debris fall through the decking into the attic. A plastic drop cloth over stored boxes saves cleanup later.
- Plan for noise. Work from home days should be rescheduled. Babies, dogs, and anyone on a call will not be happy from 7 AM to 5 PM.
- Secure pets. Dogs especially should be kenneled, at daycare, or in a back room with white noise. The hammering and crew activity stresses most animals. Cats tend to hide and do fine.
Day of
- Be home for the pre-start walkthrough if possible. 15 minutes with the foreman prevents 90% of miscommunications.
- Stay clear of the work zone. Falling debris is real. Keep kids inside.
- Expect a magnet sweep at the end — the crew rolls a large magnet across your yard and driveway to collect dropped nails. You should still walk the yard yourself the next day, especially if you have kids or pets.
What happens after install day
Within a few days of install, we do a final walkthrough with you, confirm all debris is gone, and hand off the warranty documentation. If you notice any issues in the first few weeks — a missed touch-up, a gutter spot, granule shed in a downspout — we come back and fix it. That's what "we do what we say" means.
Some shingles release loose granules in the first 2-3 weeks post-install. That's normal excess from the manufacturing process, not a defect. After the first good rain, those flush through the gutters and the roof is fully set.
